Delivery Checklists for Customers

Checklist for Gable and Gambrel Roof Buildings

Bushes, Shrubs, Tree Branches/Limbs:

  • must be cut to allow 2’ of extra clearance for the building. (Example: The building you ordered is 14’ wide. That means you must trim bushes and shrubs and cut tree branches/limbs to allow 16’ of clearance.)
  • are cut or trimmed up to a height of 14’ to provide proper vertical clearance for the building as it is moved through your property.

If bushes, shrubs and trees are not properly trimmed and the delivery person is concerned that they will scratch or otherwise damage the building, he has the right to refuse delivery OR charge an additional delivery fee to perform the necessary cutting or trimming.

Other Buildings, Fences, Trees, Etc.:

  • we must have 2’ of extra clearance for the building to fit through gaps, including in between: your house and any trees planted near your house; two or more trees planted in your yard; your house and any fence posts near your house; the posts of your fence; your house and any other sheds or buildings in your yard; your house and the neighbor’s house next door. (Example: The building you ordered is 14’ wide. That means you must have 16’ of clearance in between the side of your house and anything else around which we must maneuver the building.)
  • Be sure to measure at the most narrow point! Don’t overlook objects like the overhangs on your house or window air conditioner units.

If there is not enough room for the building to fit between obstructions the delivery person has the right to refuse delivery OR charge an additional delivery fee to do extra work such as removing fence posts.

A Gravel or Rock Base

We strongly recommend that all portable buildings be placed on a properly constructed gravel or rock base for best performance. Materials we recommend include asphalt millings, crushed concrete or stabilized gravel. The ideal base will be 3-4” deep and a foot wider than the building on any side. (Example: If you ordered a 14’ x 24’ building, we recommend a gravel base that measures 16’ x 26’.) A gravel base promotes accurate leveling of the building, helps prevent settling caused by weather changes, reduces weed growth beneath the building, supports warranty compliance and improves long-term stability and drainage. Please note that the ground naturally moves during seasonal warm/cold cycles. While it is not possible completely to eliminate this ground movement, a compacted and level gravel pad significantly minimizes shifting and reduces the need for future adjustments.

If the customer does not provide a properly leveled and compacted gravel or rock base (or another type of base that has been approved by Avery Building & Barns) for the building, Avery Building & Barns is not required to warranty the doors installed in the building against leaks or improper function due to uneven settling.

Note for Winter Deliveries

  • In the event that any delivery location has more than 3″ of snow on the ground when delivery is scheduled, snow should be cleared from the driveway and along the delivery path to facilitate easier movement of your building on its way to the intended placement site. Please also notify your delivery person if your yard is muddy underneath any snow.
  • All snow, regardless of depth, must be cleared from the intended placement site to allow for proper leveling of your building.

If the customer does not clear a path for delivery and/or removed from the intended placement location, the delivery person has the right to refuse delivery OR charge an additional delivery fee to wait for proper snow removal. In addition, if all snow is not removed from the intended placement location, it will be the customer’s responsibility to level the building.

Special Requirements for the Double Wide Garage

Avery Building & Barns mandates that every Double Wide Garage have a level base so the two halves properly can be joined once placed on your chosen site. This base can be:

  • Gravel or Rock – Acceptable gravel or rock materials include asphalt millings, crushed concrete or stabilized gravel. The ideal gravel or rock base will be 3-4” deep and a foot wider than the building on any side. (Example: You ordered a 24’ x 24’ Double Wide Garage. Your gravel base should measure 26’ x 26’.) In addition to providing a level surface for us to join together the two halves of the Double Wide Garage, a properly leveled and compacted gravel or rock base reduces uneven settling over time and also helps prevent the growth of weeds. If you choose to have a gravel or rock base made for your Double Wide Garage, the work must be done by a contractor approved by Avery Building & Barns (such as Gunnett Excavating – (269) 873-3435). Work performed by a contractor that is not already approved by Avery Building & Barns may need to be checked by someone from Avery Building & Barns, and an extra fee may apply.
  • Concrete – We suggest working with a licensed contractor if you would like to have a concrete pad for your Double Wide Garage. A concrete pad should be the same size as the footprint of your Double Wide Garage, and at least 4”-6” thick. (Example: You ordered a 24’ x 24’ Double Wide Garage. Your cement pad should measure 24’ x 24’.)

If the customer does not provide a proper base for a Double Wide Garage, Avery Building & Barns has the right to refuse to deliver the order. This will result in an additional charge for delivery once a proper base has been installed.

Note for Winter Deliveries

  • In the event that any delivery location has more than 3″ of snow on the ground when delivery is scheduled, snow should be cleared from the driveway and along the delivery path to facilitate easier movement of your building on its way to the intended placement site. Please also notify your delivery person if your yard is muddy underneath any snow.
  • All snow, regardless of depth, must be cleared from the intended placement site to allow for proper leveling of your building.

If the customer does not clear a path for delivery and/or removed from the intended placement location, the delivery person has the right to refuse delivery OR charge an additional delivery fee to wait for proper snow removal. In addition, if all snow is not removed from the intended placement location, it will be the customer’s responsibility to level the building.

  • are cut or trimmed up to a reasonable height to provide proper vertical clearance for the deck as it is moved through your property. (For example, let’s say that you purchased a deck that is 35” in height.

If bushes, shrubs and trees are not properly trimmed, the delivery person has the right to refuse delivery OR charge an additional delivery fee to perform the necessary cutting or trimming.

Other Buildings, Fences, Trees, Etc.:

  • we must have 2’ of extra clearance for the deck to fit through gaps, including in between: your house and any trees planted near your house; two or more trees planted in your yard; your house and any fence posts near your house; the posts of your fence; your house and any other sheds or buildings in your yard; your house and the neighbor’s house next door. (Example: The deck you ordered is 14’ wide. That means you must have 16’ of clearance in between the side of your house and anything else around which we must maneuver the deck.)

A Flat Spot

We are unable to place a deck on uneven ground, in areas where more than 6” of difference in height exists from one side of the deck site to another, on ground that has ruts (for example, due to water runoff), or in locations where obstructions (such as concrete steps) already exist. Please be prepared to provide us with pictures showing the area in your yard where your deck will be placed, so we can evaluate the area and inform you if any preparation work will be required on your part. Example pictures are shown below, using one of our stock buildings to represent your house. Be sure to stand far enough back when taking pictures so that we can see differences in slope as well as any possible obstructions.

In addition, we recommend that every deck have a level, compacted base made of some type of gravel or rock to help protect against uneven settling and discourage the growth of grass and weeds under your deck. Materials we recommend include asphalt millings, crushed concrete or stabilized gravel. The ideal base will be 3-4” deep and a foot wider than the deck on any side.

If the customer does not provide a proper placement location for a deck, Avery Building & Barns is not required to complete delivery, or may charge an extra fee for additional blocks.

Note for Winter Deliveries

  • In the event that any delivery location has more than 3″ of snow on the ground when delivery is scheduled, snow should be cleared from the driveway and along the delivery path to facilitate easier movement of your deck on its way to the intended placement site. Please also notify your delivery person if your yard is muddy underneath any snow.
  • All snow, regardless of depth, must be cleared from the intended placement site to allow for proper leveling of your deck.

If bushes, shrubs and trees are not properly trimmed and the delivery person is concerned that they will scratch or otherwise damage the building, he has the right to refuse delivery OR charge an additional delivery fee to perform the necessary cutting or trimming.

  • we must have 2’ of extra clearance for the run in to fit through gaps, including in between: other buildings and any trees planted near them; two or more trees planted in your yard; any buildings and any fence posts; the posts of your fence; your house and any other sheds or buildings in your yard; your house and the neighbor’s house next door. (Example: The run in you ordered is 10’ wide. That means you must have 12’ of clearance in your gate/fence and anything else around which we must maneuver the run in.)
  • Be sure to measure at the most narrow point! Don’t overlook objects like air conditioner units.

If there is not enough room for the run in to fit between obstructions the delivery person has the right to refuse delivery OR charge an additional delivery fee to do extra work such as removing fence posts.

Note for Winter Deliveries
